Eight scope decisions that move the quote

Room-by-room cooling load. Floor area alone is not enough. Occupancy, glazing, orientation, ceiling height, equipment heat and operating hours affect the design basis.

Duct routes and insulation. Beam positions, other services, bends, transitions and available ceiling depth determine what can actually be built.

Coordinate the ceiling before anyone starts

A ducted job often sits on the renovation critical path. Freeze the reflected ceiling plan only after the aircon unit, ducts, grilles, returns, lights, sprinklers, detectors, access panels and other services have been coordinated. A late beam conflict or missing return-air path can force redesign after quotations have already been accepted.

Mark equipment and access-panel dimensions on the same ceiling drawing used by the builder and electrician.
Keep serviceable filters, drain components and controls reachable after handover.
Agree who supplies and installs grilles, who forms openings and who paints after testing.
Do not close the ceiling before drainage, controls and basic operation have been checked.
