Two retail lots of the same floor area can quote very differently, and it is almost never the paint or the flooring that explains the gap. On a retail fit out in Singapore three things move the number: the mall's own fit-out manual, how much custom display joinery you need, and how much of the shopfront has to be fabricated off site.
The mall manual comes before the design, not after it
Major Singapore mall landlords - CapitaLand, Frasers, Lendlease and Far East among them - publish fit-out manuals that fix shopfront treatment, signage, permitted materials, working hours and the fit-out deposit. Those rules exist before you draw anything. A tenant who designs first and reads the manual second usually pays twice: once for the drawing, once for the revision. Sending the manual with your first enquiry is the fastest way to get a quote you can actually compare against another contractor's.
Floor area sets the band; category sets your position inside it
Our indicative bands are S$30,000 to S$70,000 for a 10-25 sqm mall kiosk, S$70,000 to S$150,000 for a 40-80 sqm in-line lot with a full shopfront, and S$150,000 to S$300,000 and above for a 100-300 sqm flagship or showroom. Inside a band, category decides where you land: a fashion lot carrying fitting rooms and a beauty lot carrying product-specific lighting at a controlled colour temperature do not cost the same even at identical square metres. A 200-400 sqm furniture, kitchen or appliance showroom typically sits at S$120,000 to S$250,000, because display zones need lighting variety rather than uniform brightness. A 2-8 week pop-up activation runs S$30,000 to S$80,000, since the fixtures are modular and reinstatement is priced in from the start. The programme is set by fabrication, not by site work
A kiosk takes roughly 4-6 weeks, a standard mall lot 6-9 weeks, and a flagship or showroom 9-14 weeks. Most of that time is manual submission and approval, hoarding up and down, shopfront fabrication and custom joinery production - and all of it happens away from your lot. Actual site works are the short part. That is why mall handover dates and deposit refund timelines usually dictate sequencing more than the build itself does, and why a promise to compress the schedule normally means compressing approvals, which is the one part you cannot compress.
