Show current fixings, rust, loose points, old holes and removal access. Do not conceal cracking or water staining that may change the safe method.
State floor-to-ceiling height, lift and corridor access, working area, obstructions and whether ladders or other access equipment can be used safely.

HDB's current building-work guidance lists installation of a clothes-drying hanger on the kitchen or service-yard ceiling as not requiring a permit, subject to conditions including fasteners or connectors no more than 6 mm in diameter and 40 mm in penetration depth. EMA states that electrical works must be undertaken or carried out by a licensed electrical worker. A motorised rack using a compatible manufacturer plug at an existing point is different from adding fixed wiring or moving a point. See the EMA electrician-licence guidance and require any applicable LEW work to be named separately in the quote.
For planning only, allow about S$180-S$280 for a straightforward manual ceiling rack and S$220-S$380 for mounting and basic setup of a compatible motorised unit using an accessible existing power method. Removal, difficult height, weak or false ceiling, new wiring and non-standard access are separate. These are non-binding bands; the written quote must define the unit, mounting surface, fasteners, power, tests, exclusions and total.

A compatible customer-supplied motorised rack can be assessed for mounting, assembly, basic remote or app pairing and a no-load functional check. Share the exact model, weight, mounting template, power requirements, ceiling photos and included parts. New electrical wiring, network work, manufacturer account issues and product faults are not included unless separately stated.
A plug-in unit using a compatible accessible existing point is different from a new fixed connection. Any new or relocated point, fixed wiring, concealed cable, isolation device or circuit alteration must be separately scoped and carried out by an appropriately licensed electrical worker where required. The quote should identify the power method rather than treating every motorised rack as the same.
A straightforward manual rack may take about 1.5-3 hours, while a motorised unit or old-rack replacement may require 2-4 hours or more. These are planning allowances, not guaranteed times. Ceiling condition, access, removal, concealed services, model assembly, alignment, power and approval constraints can extend the work.
Only the workmanship terms stated in the accepted quote apply. Ask it to identify the covered mounting or connection, duration, exclusions, reporting route and remedy. Motor, heater, remote, app, rack components and customer-supplied fasteners follow manufacturer terms; overloading, ceiling defects and third-party modifications should not be assumed covered by installation workmanship.
