Property size alone is not enough. The S$ fee and planned duration depend on wet areas, points, access, tests, findings format, occupancy and revisit needs.

Non-destructive by default

Cabinet removal, ceiling access, hacking, drilling or opening finishes is excluded unless a separate method, area, protection and reinstatement scope is accepted.

Observations are not a guarantee

The handover records conditions observed within the agreed access and time. Intermittent, concealed or future failures can remain undetected.

Specialist tests are separate

Drain CCTV, pressure testing, moisture mapping, thermal or acoustic checks, water-quality sampling and electrical tests are included only when individually specified.

Repair follows diagnosis

Parts, repair, replacement, regulated plumbing, post-repair testing and finish reinstatement need their own accepted quote instead of being implied by the inspection fee.

Singapore plumbing boundaries to verify

PUB classifies laying, installing, altering, repairing or replacing drinking-water pipes and fittings as water-service plumbing work. PUB says regulated water-service and sanitary plumbing works must be carried out by a PUB Licensed Plumber, except simple plumbing works. A general inspection does not authorise or certify that work. How much does a plumbing inspection cost in Singapore?

There is no responsible fixed S$ package before the property and point list are defined. The quote should state the included wet areas and water points, visual or functional checks, access assumptions, planned attendance basis, findings format, exclusions and whether a revisit or specialist test is separate.

What does a property plumbing inspection include?

It includes only the accessible points and checks named in the accepted quote. These may cover visible supply pipes and valves, fixture operation, leak signs, drainage flow observations and an agreed findings handover; destructive opening, repairs and unlisted tests are not assumed.

Can I use this for a pre-purchase or handover check?

Yes, if the owner, seller, agent or management permits the required access and water use. The inspection records observations within the agreed plumbing scope; it is not a building survey, valuation, defect-free guarantee or prediction of future failures.

Does a plumbing inspection include concealed leak detection?

Not automatically. Visible observations or a suitable meter baseline may identify a reason for further diagnosis, but moisture mapping, pressure testing, thermal or acoustic checks and verification openings belong in a separately itemised concealed-leak diagnostic scope.

Are drain CCTV or pressure tests included?

Only when the quote expressly lists the test, area, prerequisites, method, time limit, deliverable and interpretation boundary. General fixture checks do not imply drain CCTV, pipe pressure testing, water-quality testing or destructive access.

Does a plumbing inspection certify regulatory compliance?

No. A condition assessment is not a PUB Licensed Plumber certification, statutory submission, approval or compliance guarantee. If regulated work or documentation is required, the appointed Licensed Plumber must define and carry out that separate scope under the applicable PUB and building requirements.

How long does a plumbing inspection take?

The planned duration depends on property size, number of wet areas and points, occupancy, access, water-isolation needs, tests and findings format. Ask the quote to state the attendance basis, customer preparation, dependencies and whether report preparation or a revisit is separate.
