Wall Crack Repair Singapore: Assess Before Patching
Photos can help with initial triage, but they cannot rule out structural movement, hidden water ingress or a common-property issue. FixMove quotes cosmetic crack opening, filling, skim coating and local paint touch-up only after the likely scope and exclusions are clear.
What a wall crack may indicate
- Movement in a paint, plaster or skim-coat layer
- A junction between different wall or ceiling materials
- A loose, hollow or deteriorated surface substrate
- Moisture, seepage or a nearby leak
- Building movement that needs management or specialist assessment
The appearance alone does not establish the cause. Location, change over time, surrounding dampness, substrate condition and whether the wall is part of the building structure all affect the next step.
When not to patch first
Do not rely on one crack-width rule. A crack should be escalated when it is growing, diagonal or stepped, repeatedly returns after filling, has damp staining, appears with bulging, or coincides with a door or window starting to bind. Cracks linked to a structural element, facade, common wall or unresolved water path should be raised with building management, HDB or the MCST as applicable. A Professional Engineer may need to assess it before cosmetic work.
HDB flat owners can also check HDB's official building works guidelines. These rules are separate from FixMove's private cosmetic repair service and do not make a photo assessment a structural clearance.
Cosmetic repair scope
Where the crack is suitable for cosmetic repair, the written scope may include opening loose edges, removing unsound surface material, applying a compatible filler, skim coating, sanding, priming and local paint touch-up. Exact steps and curing time depend on the substrate, filler system, crack condition and site access.
Not included unless stated in writing: structural assessment or alteration, leak tracing, waterproofing, facade or common-property work, concealed-defect repair, full-wall repainting, specialist testing and reinstatement beyond the quoted area. Existing paint may have aged or faded, so a local touch-up is not guaranteed to be invisible.
Planning price
This is a planning range, not a fixed quote. Crack extent, substrate condition, height, access, protection, curing visits, paint system and touch-up area affect the written price. Water-ingress investigation and making-good are separate and can only be quoted after the source and responsible scope are identified.

FAQ
How fast can you respond?
Appointment availability depends on the service route, access and current workload. Send photos and your postal code; the confirmed slot and scope will be stated in writing before attendance.
Do you charge for assessment?
An on-site assessment starts from S$80 when it is needed. Any offset against an approved repair will be stated before booking; photos may first be used to decide whether a site visit or specialist assessment is more suitable.
Is workmanship coverage included?
Any workmanship coverage applies only when it is written in the accepted quote and is subject to its stated period, scope and exclusions. It does not cover new movement, hidden defects, water ingress, substrate failure or structural causes unless expressly included.
When should a wall crack be escalated before patching?
Escalate a crack that is growing, diagonal or stepped, repeatedly reappears, has damp staining, accompanies bulging or causes a door or window to bind. Building management, HDB or the MCST should be contacted where common property, building structure or water ingress may be involved, and a Professional Engineer may be required before cosmetic work.
Can you repair cracks in an HDB flat or condo?
Cosmetic opening, filling, skim coating and local paint touch-up can be quoted after the crack and substrate are checked. Structural alteration, common-property work and unresolved water ingress are outside this cosmetic scope and may require building management, HDB, the MCST or a Professional Engineer.
