Which door scope applies: leaf only, full door set, or just an alignment fix

Before comparing any band, settle one question: does the frame stay? If the existing frame is square, sound and the right size, the job can often be the leaf and hardware only. If the frame is damaged, out of square or the wrong size for the opening, it becomes a door-set replacement and the price moves toward the top of the band. Most quote disputes on doors are really disagreements about this one line.

• HDB main door. S$400–S$700 single leaf, S$650–S$1,200 double leaf. A double-leaf figure is not two separate doors — it is one door set with two leaves, matched ironmongery and a wider opening.
• Bedroom or internal door. S$280–S$500 for a replacement.
• Not a replacement at all. If the door drags, closes badly or the latch misses the strike plate, that is usually an alignment or hinge fault at S$80–S$220. Check this before ordering a leaf.
• Lock only. A compatible smart lock on your existing door is S$150–S$300; a smart lock with a new door is S$500–S$1,500. Thickness, stile width, backset, existing cut-outs and gate clearance decide whether a retrofit is possible at all.
• Glass and specialist openings. Small sliding door S$600–S$1,200; full balcony slider S$1,500–S$3,000; bi-fold system S$1,200–S$3,500; fire-rated commercial door S$800–S$2,500.

Fire-rated, entrance, commercial and common-property doors carry conditions that are set before ordering, not after: door-set certification, closer, ironmongery and the approval route required by the relevant authority, HDB, MCST or building management. Do not buy a fire-rated or smart-lock-ready leaf from a price band alone — verify the exact opening and the product documentation first. These are planning bands only; the written quote should state door and hardware supply, measurement, delivery, removal, disposal, installation, lock preparation, finishing, approval items and exclusions as separate lines.
