Choosing Door Type: Sliding vs Hinged vs Open Shelving

Door style is the single biggest decision for a Singapore built-in wardrobe - it dictates how much floor clearance you need, how much you can see at once, and roughly 8 - 5% of the final price. In tight HDB and BTO bedrooms, the gap between the wardrobe and the bed is often under 600 mm, which rules certain options out immediately.

Sliding doors (best for tight HDB / BTO bedrooms)

• Zero swing clearance - doors run on a top or bottom track, so they suit rooms where a swung door would hit the bed. The standard pick for the 2.4 m wall in most BTO bedroom #2 and #3.
• Trade-off: you can only ever open ~half the wardrobe at once, and the overlapping panel hides one section. Top-hung tracks (Hettich/Hafele) glide better and avoid the floor-track dust groove that traps lint in Singapore.
• Typically +S$60-S$150/ft over hinged, because of the track system and wider, heavier door panels.

Hinged / swing doors (best value, full access)

• Cheapest per foot and lets you see the entire interior at once. Pairs with Blum CLIP top soft-close hinges so doors self-close the last few centimetres.
• Needs 500-600 mm swing clearance in front - fine for master bedrooms and condos, awkward for narrow rooms.
• To ceiling height (2.6 - .9 m), use an upper "loft" cabinet with separate short doors so the main door isn't too tall to stay square over time in our humidity.

Open / walk-in shelving (no doors)

• Cheapest carcass, dust catches fastest - only sensible inside a closed walk-in room or behind a curtain. Popular for the L-shaped walk-in in 4- and 5-room flats with a combined bedroom.

People shop by door finish, but the carcass (the box itself) is what survives - or fails - in our 70 - 0% relative humidity. Here is the honest engineering picture beyond the standard "melamine is fine" line.

• MFC / melamine-faced chipboard (E1 grade) - the industry standard carcass. Affordable, stable, scratch- and moisture-resistant on the surface. Its weakness is the exposed core: if a panel edge is left unsealed and water sits on it (e.g. under a window or against an external wall), the chipboard core swells. Insist on E1 low-formaldehyde board and properly edge-banded panels.
• Plywood + melamine veneer - laminated layers hold screws better than chipboard, which can help hinges and rails stay secure. It is often worth the extra 10–15% for tall doors and load-bearing bottom panels; the actual difference depends on the selected specification.
• MDF - smooth and ideal for spray-painted or fluted feature doors, but heavy and the worst of the three for moisture. Use it for door fronts in a dry, air-conditioned master bedroom, never for a carcass against a kitchen-adjacent or bathroom wall.
• Solid wood - premium look, but raw solid timber can cup and gap in our climate unless it is properly kiln-dried and used only as accent door fronts. Not a whole-wardrobe material in Singapore for most budgets.

For HDB flats with a wardrobe sitting against an external/west-facing wall, ask for a back ventilation gap and moisture-barrier backing - it prevents the musty smell and mould that show up after a year against bare concrete.

Planning the Internal Layout (the part that's actually worth paying for)

Two wardrobes at the same price can hold very different amounts depending on internal zoning. A good designer splits the height into long-hang (dresses/coats, ~1.4 m clear), double-hang (shirts over folded trousers - doubles capacity in half the height), shelving, and a drawer bank.

• Drawers vs shelves: soft-close drawers on Blum/Hettich runners cost more but keep folded clothes accessible; open shelves are cheaper but get messy. A common split is one drawer bank (3 - drawers) plus shelving above.
• Top "loft" cabinet: the 400 - 00 mm above 2 m is dead space in fixed furniture - in a built-in it becomes luggage and seasonal-bedding storage. This is where ceiling-height custom beats IKEA PAX.
• Accessories that earn their keep: pull-out trouser rack, pull-out mirror, and motion-sensor LED for deep or windowless wardrobes. Skip the gimmicks (motorised lifts) unless ceilings are very high.
• Soft-close everywhere: insist Blum/Hettich soft-close is on both doors and drawers, not just doors - it's the hardware that survives a decade of daily slamming.

HDB / BTO Carpentry Timeline & Permits

In-room loose-fitted carpentry (wardrobes, cabinets fixed to walls without hacking) generally does not need an HDB renovation permit, since you're not touching structural walls, wet areas, or doing hacking. A permit is required when works involve hacking, wet-work, or electrical/structural changes - and renovation in HDB flats must be done by an HDB-registered Renovation Contractor (RC). Always confirm before any drilling near a structural wall.

• Week 0: site measure + 3D design (allow time for revisions before locking dimensions - changes are free on paper, expensive in the factory).
• Weeks 1 - : factory production once the deposit and final drawing are signed off.
• Install day: about 1 full day for a single bedroom and 2–3 days for a whole BTO, subject to scope and site readiness. Coordinate after flooring and painting are done but before you move furniture in.

Doing several rooms at once is far cheaper per foot - bundling wardrobes with kitchen and TV-console carpentry under full-house customization typically saves 15 - 0% versus piecemeal orders.
